Hometenders was conceived in 1988 in the depressed real estate market of Houston, Texas. When the price of oil fell to $12 a barrel, the foreclosure rate on homes in Houston area was over 2,000 a month. Home prices in some areas fell as much as 30 percent. Average time on the market for a single family home was in excess of 220 days and most houses where vacant.
Founders Susan Tinsley and Steven Hartstein saw a need to improve the marketability and reduce the distressed connotation of vacant homes. They formed a unique service for anyone with a vacant home to market and sell. The concept was ingeniously simple: At no cost to the Homeowner or Realtor, find a qualified Hometender who could occupy the home, agree to keep the home in impeccable condition, ready to show seven days a week.
